American Resort Communities, based in Scottsdale, Arizona, announced its new brand of accessible accommodations TerraViva. Amenity-rich, planned communities will include craftsman-style homes built with the company’s proprietary FlexDesign technology; prices will start in the $200,000 range.
The TerraViva concept was developed by real estate entrepreneur Jim Mullin, who has spent the past three decades developing and building some of the largest and most successful automotive malls in the country. For the project, Mullin teamed up with partner Cecil Yates, who has spent the past 20 years working in both public and private sectors in the real estate and economic development sectors.
“It’s a game-changer when it comes to finding a solution for more affordable housing,” says Mullin, founder and CEO of American Resort Communities. “With our single-family homes starting in the low $200,000 range, it’s clear we’ve cracked the code on innovative yet attainable single-family housing.”
Mullin says his company has been able to sell homes at this price because it doesn’t charge buyers for the land, just for the house. By leasing the land to its residents and maintaining community operations, TerraViva residents can enjoy and enjoy all the amenities, but without paying property taxes or HOA fees.
Similarly, homes are built using the company’s FlexDesign construction method, where the majority of homes are built in a factory and then the end systems, such as garages, porches, patios and flooring. , are completed on site.
“We don’t build neighborhoods, we build communities,” said Yates, president of American Resort Communities. “By using this method of construction and the use of production construction techniques, it achieves a higher level of quality and volume, but at a lower cost of construction. As a result, our company is able to pass these savings on to its residents. »
The communities, which are currently in the eligibility phase, offer single-family manufactured homes ranging from $200,000 to $280,000. Offering between 1,100 and 2,500 square feet with two to four bedrooms and two to three bathrooms, the homes will be located in three newly designed resorts and gated communities in Casa Grande, Sahuarita and Prescott Valley, Arizona.
Top of the line amenities found throughout the communities include a clubhouse, fitness and business center, tutoring center, sports courts, trails, swimming pool, hot tub, whirlpool, wading pool, ramadas, entertainment hall, kitchen clubhouse, green belts, mountain views and playgrounds.
One such community is The Boardwalk, which will be located in Casa Grande. The community, which spans approximately 50 acres, is themed around the Main Street promenade and will include 393 homes ranging in size from 1,100 to 1,800 square feet.
Further south, American Resort Communities will build TerraViva at Rancho Sahuarita in Sahuarita. The 58-acre community will offer approximately 390 homes up to 2,500 square feet. Among its other high-end amenities, it will also feature a Botanical Garden Walk and a Grand Concert Hall.
The third community, The Observatory, will be located on 323 acres in the Prescott Valley. There will be 563 houses in the first phase of construction. The houses will measure up to 2,500 square feet each. The community will be centered around a stargazing observatory with a moon, planet, and stellar telescope, among other amenities, to celebrate the community’s dark skies.
